Calculate buyer and seller taxes, stamp duty, and fees based on DC value — with a clean breakdown.
Property mutation is the official process of updating government land records after a property is sold or transferred. During this process, several taxes and fees are calculated on the DC value (also called the DC rate). This tool provides an estimate for buyer fees, seller taxes, and stamp duty based on the options you select.
The DC value is the government‑notified valuation used for calculating mutation charges, registration fee, and certain taxes. It may differ from the market price. Because most taxes are applied on DC value, selecting the correct amount is essential for an accurate estimate.
Mutation costs are usually split into buyer‑side charges and seller‑side taxes. Buyer costs can include stamp duty, TMA fee, registration, PLRA charges, and other fixed fees. Seller tax is generally calculated as a percentage of the DC value. The calculator lets you estimate both together or separately.
The calculator lists each fee separately so you can see where your total comes from. Some charges are fixed (like registration or mutation fee) while others are percentage‑based (like stamp duty or buyer/seller tax).
